Wellborn Home Additions & ADU: The West Covina Owner’s Guide

A full home addition or ADU built with Wellborn cabinetry and millwork in West Covina typically runs $45,000 to $130,000 installed, depending on square footage, foundation work, and the Wellborn line you choose. We’re a general contractor that installs and finishes Wellborn products into new space, not a parts counter, but we know the systems inside these additions because we build them. Most owners land on this page because something in their existing addition is failing: a door that no longer closes square, a cabinet face pulling away from the frame, or a moisture stain spreading behind the sink run.

Good work shows. Bad work shows up later. If your Wellborn addition or ADU is showing its age, here’s what to check and what it costs to fix in West Covina.

Which Wellborn Models This Applies To

Wellborn builds cabinetry across three main series: Estate (full-overlay doors, soft-close hardware, plywood boxes), Premier (mid-range, 5/8″ cabinet sides, standard overlay), and Cabinet Components (frameless, modular). The differences matter when you’re adding on or repairing. Estate boxes are 3/4″ plywood and take a heavier screw schedule. Premier uses furniture board sides and responds differently to humidity swings. Cabinet Components come in fixed 3″ increments, which changes how we frame a new addition or ADU around them.

Here’s the compatibility gotcha we see in West Covina all the time: Wellborn changed hinge plate spacing on full-overlay doors in 2019. If your addition was built before that and you’re swapping a door, you can’t just order “a hinge.” You need the old spacing measurement. Pull one hinge off and measure between the screws. If it’s 45mm, it’s pre-2019. If it’s 42mm, it’s current. We keep both on hand.

For OEM versus aftermarket on Wellborn specifically: trim pieces, fillers, and crown are best ordered through Wellborn’s sample match program because their stain blends are proprietary. But drawer glides, hinges, and soft-close mechanisms are standard Blum hardware, and a quality aftermarket Blum part is identical to what Wellborn ships. We order OEM for anything you see and Blum direct for anything you don’t. No point paying the cabinet brand markup for a hinge.

Sawyer Remodel West Covina is an independent general contractor and is not affiliated with Wellborn. We install and service their products across West Covina, but warranty claims on the cabinetry itself go through Wellborn’s channel, not ours. We handle the labor side.

Signs Your Wellborn Home Additions & ADU Is Failing

  • A door hangs lower on the hinge side than the handle side. That’s not the door, that’s the hinge plate backing out of the cabinet side. In a West Covina summer, the dry heat contracts the wood fiber, screws lose their bite, and the plate shifts. Catching it early means we can reset it with a larger screw and wood fill. Ignore it and the plate tears the box apart.
  • You smell must but can’t find water. Wellborn boxes behind sinks, especially in older ADUs, often show no visible leak because the bottom rail hides the first stage of water wicking. The smell is the sign. By the time you see a stain, the layer is compromised. We pull the cabinet, check the wall behind, and replace the affected section before it spreads.
  • Drawer fronts have a hairline gap at the top corner. That gap means the dovetail joint is separating. In an unventilated West Covina ADU during late summer, interior humidity spikes and the joint expands, then shrinks over winter. Wellborn’s older Premier line used standard dovetail glue; the newer stock uses a cross-linked adhesive. If the joint is opening, it’s almost always pre-2013 construction.
  • The soft-close no longer catches on one drawer. Blum soft-close clips are rated for about 80,000 cycles, which sounds like a lot until you’re talking about a kitchen used daily for 15 years. The good news: the clip is a 10-minute swap. The bad news: if the drawer slides are worn too, you’re replacing the glide as well, and mismatched Blum generations don’t fit.
  • You see daylight at the corner of a base cabinet where there didn’t used to be any. This is almost always a floor settling issue under the addition or ADU, not a cabinet issue. West Covina sits on a mix of clay and alluvium, and small additions get built on shallower footings. The cabinet box is just the messenger. We’ll shim and re-fasten the cabinet, then tell you honestly whether the slab movement needs a closer look by a structural engineer.

Replacement Cost & What’s Included

A remodeled kitchen with a waterfall island and wood cabinets

Most Wellborn-related home addition and ADU work in West Covina falls into three buckets. A single cabinet face or door swap runs $200 to $600 including the part and the trip. Reworking an entire kitchen cabinet run inside the addition is $4,000 to $13,000, which matches our standard cabinet installation range. A full addition or ADU build-out, from foundation to Wellborn cabinets to finish, is the $45,000 to $130,000 range above, and a detached ADU specifically runs $90,000 to $220,000 depending on utilities and site prep.

What drives the price: the condition of the existing structure, whether we’re pulling permits in West Covina, the specific Wellborn line you want, and whether the failing part is isolated or systemic. Every job gets a written line-item price before we pick up a tool. That’s The Relay Visibility Guarantee, and it’s not something you opt into. It’s how we run every job.

Labor carries a one-year warranty under our 365-Day Done Right Promise. If something we installed fails within the year, we come back and make it right. No argument, no invoice. Wellborn’s manufacturer warranty covers the cabinet itself, and we’ll help you file that claim if the box is defective.

DIY or Call Us?

You can safely check a few things before calling. Pull a hinge and measure the screw spacing. Check under the sink with a flashlight. Test each drawer twice, once empty and once loaded. That tells us a lot over the phone.

What I wouldn’t DIY: removing a cabinet box that’s attached to a load-bearing wall in an addition or ADU. We’ve seen owners in the South Hills area pull a side panel and find it was bracing a pass-through beam. Not worth it. Also don’t try to re-glue a separating dovetail joint. By the time you can see the gap, the joint needs clamping pressure and a new pin, not another bead of wood glue. That’s a bench repair at our shop.

Call (341) 217-4204 if you’re not sure which situation you’re in. We’ll ask a few questions, you send us photos, and Luca Romano or one of our techs will tell you straight whether it’s a $50 part or a bigger job. The estimate is free either way.
