Boxabl Bathroom Remodeling: The West Covina Owner’s Guide
A full Boxabl bathroom remodel in West Covina typically runs between $9,000 and $28,000 installed, depending on fixture grade, shower configuration, and whether we’re working with the original Boxabl wet-wall layout or rerouting plumbing. We stock Boxabl-compatible bathroom fixtures, vanities, shower pans, and waterproofing systems on our trucks, so most jobs start within a week of your written estimate.
What usually brings Boxabl owners to us: the factory bathroom is compact, and the materials Boxabl ships don’t always hold up to daily use in Southern California’s hard water. We see mineral buildup eating through factory shower valves, the original vinyl flooring pulling up at the seams, and the factory-installed vanity warping from steam. By year three or four, a lot of Boxabl bathrooms in West Covina look tired, and the owner wants a layout that actually works.
Which Boxabl Models This Applies To

We’ve worked on the two most common Boxabl configurations: the Casita line (which includes the 20×20 studio and 20×30 one-bedroom layouts) and the standard 20×40 model with a full bathroom. The bathroom footprint matters more than the model name. Boxabl bathrooms ship as a wet-wall module, meaning the shower, toilet, and sink all share one plumbing wall. That’s actually good news for remodeling because it keeps plumbing work contained, but it also means the factory layout dictates where your fixtures sit unless you’re willing to repipe.
Here’s the compatibility gotcha most owners don’t know: Boxabl’s factory shower pan is a proprietary 32×32 acrylic base with a center drain, not the standard 32×60 pan you’d find at a big-box store. If you want a larger shower, we’re replacing that entire base and likely moving the drain. On the vanity side, Boxabl uses a 24-inch compact vanity that most home centers don’t carry off the shelf, so we order through our supply partners or build custom. For the record, Sawyer Remodel West Covina is an independent contractor, not affiliated with Boxabl. We don’t sell Boxabl-branded replacement parts. We install quality aftermarket fixtures and materials that fit the module and outperform what ships from the factory.

Signs Your Boxabl Bathroom Remodeling Is Failing
- Shower pan flexing or cracking: The factory acrylic pan can develop hairline cracks near the drain from repeated flexing. Water seeps through and damages the subfloor, which in a Boxabl is tighter to access than in a stick-built home.
- Vanity warping or delaminating: The original 24-inch vanity is particleboard with a thin laminate skin. Steam from a hot shower breaks down the adhesive over time, and the edges swell. Once the laminate lifts, it’s done.
- Shower valve losing pressure or sputtering: West Covina’s hard water deposits calcium inside the factory cartridge. You’ll notice the shower going hot-cold or the flow dropping to a trickle. Sometimes the cartridge can be swapped; often the whole valve needs replacing.
- Flooring peeling at the seams: Boxabl’s factory flooring is sheet vinyl with heat-welded seams. The seams are the weak point. Once water gets underneath, the vinyl bubbles and lifts in the high-traffic strip between the shower and the sink.
- Exhaust fan not pulling steam: The factory bathroom fan is undersized for a tight module. If your mirror fogs for 20 minutes after a shower, moisture is settling into every surface. We upgrade to a higher-CFM unit as part of most bathroom remodels in West Covina.

AfterReplacement Cost & What’s Included

For West Covina Boxabl owners, a bathroom remodel starts around $9,000 for a straightforward refresh, which includes a new vanity, faucet, toilet, flooring, exhaust fan upgrade, and a re-tiled shower surround with the existing pan. At the $28,000 end, you’re getting a full gut: larger custom shower with a mud-set pan, plumbing relocations, custom cabinetry, heated flooring, and premium fixtures from Kohler or Toto. The range comes down to how far you’re moving plumbing and what grade of materials you choose. Every quote is written, line-itemed, and fixed before we start. The number you approve is the number you pay.
All Boxabl bathroom work carries our 365-Day Done Right Promise. If something isn’t done right, we make it right, in writing, at no charge. We also pull permits where required by the City of West Covina and pass inspections before we call the job finished.
DIY or Call Us?
You can safely handle a few things on your own: swapping the showerhead, replacing the toilet seat, re-caulking the tub or shower surround edges. Those are weekend jobs, and you don’t need a permit. But here’s where DIY goes sideways on a Boxabl: the plumbing wall is dense, the factory materials aren’t forgiving to work around, and once you open a wall in a modular unit, you’re dealing with compressed framing and conduit runs that don’t match a standard stud layout from Home Depot. We’ve pulled more than one failed DIY shower surround out of a Boxabl in West Covina. If you’re touching waterproofing, plumbing, or the shower pan, call us at (341) 217-4204. If you’re re-caulking, go for it. Good work shows. Bad work shows up later.
FAQs

In West Covina’s climate, expect 5 to 8 years out of the factory bathroom before the shower pan, vanity, and flooring start showing real wear. Hard water, daily showers, and the module’s tight ventilation accelerate the breakdown compared to a conventionally built bathroom.
In most cases, no. The factory pan is bonded to the surrounding wall assembly, and pulling it damages the waterproofing. We can do a targeted shower replacement starting around $3,000 to $8,500, but a pan-only repair on a Boxabl rarely makes sense. Call (341) 217-4204 and we’ll tell you straight what’s repairable.
Most Boxabl bathroom remodels are done in 7 to 10 working days from the first day we open the wall to the final walkthrough. Simpler refreshes take as little as 5 days. Permitting, if required, may add a week or two before we start.
We stock the common Boxabl-compatible sizes on our trucks: 24-inch vanities, 32×32 shower pans in stock or available same-week from our West Covina suppliers, and compact fixtures from Kohler and Moen. If it’s a specialty item, we order it and give you a written timeline before any work starts. We also carry parts for KraftMaid, Cambria, and Silestone when the remodel expands beyond the bathroom.
If your Boxabl bathroom is showing its age, don’t guess. Call (341) 217-4204 for a free, written estimate. Luca Romano will walk the space, tell you what’s failing and what’s still solid, and put the price in writing before a single tool comes off the truck.
